LOAN APPLICATION PROCEDURES:

    • ONCE LOAN APPLICATION IS RECEIVED, LOAN STAR MORTGAGE WILL RUN CREDIT SCREENING, PROCESS APPLICATION, ORDER APPRAISAL AND SURVEY (IF REQUIRED) AND SCHEDULE LOAN CLOSING THROUGH THE TITLE COMPANY NEAREST THE BORROWER’S HOME ADDRESS.

REQUIRED RECORDS AND INFORMATION (DO NOT SEND UNTIL REQUESTED).

            
  1. COPY OF YOUR EXECUTED SALE CONTRACT, EARNEST MONEY CHECK (FRONT AND BACK OF CLEARED BANK CHECK). PURCHASE ONLY
  2. MOST RECENT PAY STUBS FOR A 30 DAY PERIOD.
  3. LAST TWO YEAR’S W-2's.
  4. LAST TWO YEAR’S FEDERAL INCOME TAX (ALL SCHEDULES) PERSONAL AND BUSINESS (IF SELF-EMPLOYED OR COMMISSIONED EMPLOYEE).
  5. CURRENT YEAR TO DATE PROFIT AND LOSS STATEMENT (IF SELF-EMPLOYED).
  6. LAST TWO YEAR’S 1099's FOR ANY RETIREMENT, PENSIONS, ANNUITY AND SOCIAL SECURITY INCOMES.
  7. CHECKING AND SAVINGS ACCOUNTS (LAST THREE STATEMENT PERIODS).
  8. RECENT STATEMENTS OF OTHER ASSET SOURCES; CD’s, STOCKS, MUTUAL FUNDS, RETIREMENT ACCOUNTS, ETC.
  9. COPY OF RECENT MORTGAGE (SHOWING PAYMENTS, ESCROW ACCOUNT AND UNPAID BALANCE. (RE-FINANCING ONLY).
  10. COPY OF CURRENT HOMEOWNER’S INSURANCE POLICY (INCLUDING AGENTS NAME AND PHONE NUMBER. (RE-FINANCING ONLY).
  11. COPY OF FULL DIVORCE DECREE (INCLUDING ALL EXHIBITS) IF APPLICABLE.
  12. DD-214, VA CERTIFICATE OF ELIGIBILITY AND/OR STATEMENT OF SERVICE (ACTIVE DUTY ONLY). IF APPLICABLE.
  13. A CHECK MADE PAYABLE TO 1st METROPOLITAN MORTGAGE FOR RESIDENTIAL CREDIT REPORT.
  14. A CHECK MADE PAYABLE TO 1st METROPOLITAN MORTGAGE FOR APPRAISAL.

TYPICALLY, THESE FEES RANGE FROM $175 TO $300 (OR MORE) DEPENDING ON THE COMPLEXITY OF THE APPRAISAL AND THE REQUIRED FORMAT IN THE UNDERWRITING PROCESS.
